Buyer Guides
Step-by-step walkthroughs for the most common mortgage journeys.
Check Your Credit
Your credit score is one of the biggest factors in your mortgage rate. Pull your free report at AnnualCreditReport.com and dispute any errors before you apply.
Get Pre-Qualified
A pre-qualification letter shows sellers you're serious and tells you exactly how much you can borrow. It's the single most important step before you start shopping.
Choose the Right Loan
FHA loans are great for lower credit scores and small down payments. Conventional loans offer flexibility. VA loans are zero-down for eligible veterans. I'll help you pick the right fit.
Make an Offer
Once you find the right home, your agent submits an offer. Having a pre-qualification in hand strengthens your position — especially in a competitive market.
Home Inspection & Appraisal
A home inspection protects you from hidden issues. The appraisal confirms the home's value for the lender. Both happen after your offer is accepted.
Close on Your Home
You'll review and sign your final loan documents, pay closing costs, and receive your keys. I'll walk you through every line before you sign anything.
Who Qualifies?
You must be 55+ in select states or 62+ nationwide, own your home outright or have significant equity, and occupy it as your primary residence.
How It Works
A reverse mortgage converts a portion of your home equity into funds — with no required monthly mortgage payments. The loan is repaid when you sell, move out, or pass away.
HECM for Purchase
You can also use a reverse mortgage to buy a new home. A HECM for Purchase lets you right-size your living situation without depleting your savings or taking on monthly payments.
How You Receive Funds
Choose a lump sum, a line of credit, fixed monthly payments, or a combination. Each option has different implications — I'll help you decide what fits your retirement plan.
Protecting Your Heirs
Your heirs can repay the loan and keep the home, or sell the home and keep any remaining equity. FHA insurance ensures they'll never owe more than the home is worth.
Required Counselling
HUD requires all HECM borrowers to complete a counselling session with an approved independent counsellor before applying. I'll connect you with a trusted resource.
